HOA roofing rules in Florida: how to get your roof approved

Pull your community’s CC&Rs and architectural guidelines. Most HOAs provide them on request or through a community portal. Find the section on exterior modifications and note what requires approval, which materials and colors are pre-approved, and the submission requirements and review timeline.
Step 2: submit an architectural review request
Most communities use an Architectural Review Committee (ARC) application. It typically asks for:
- A project description (roof replacement, same pitch, same style)
- Material selection: brand, product line and color
- A shingle or tile sample, or the manufacturer’s color chip
- Contractor information: license number and certificate of insurance
- Estimated start and completion dates
Step 3: wait for written approval, then schedule
Never schedule the installation until the approval is in writing. A verbal yes from a board member or a neighbor does not count.
Step 4: keep the approval with your project papers
If a dispute ever comes up after installation, you want the paper trail that shows you followed the process.
What happens without approval
- Fines: HOAs can levy daily or per-occurrence fines for unapproved modifications.
- Forced removal: in extreme cases boards have required a completed roof to be removed and replaced at the owner’s expense.
- Legal action: repeated non-compliance can end in a lien on the property.
- Trouble at resale: title companies increasingly check HOA compliance, and an unapproved roof can delay a closing.
How to get approved faster
- Submit a complete application the first time. Missing documents are the main reason applications bounce.
- Choose from pre-approved materials and colors when your HOA has a list.
- If the roof is leaking or storm-damaged, say so. Most HOA documents allow expedited review for emergencies.
- Follow up in writing so every communication is on record.
- Know the response deadline in your documents and follow up the day it passes.
