Florida’s first zoned town
Lake Park was incorporated in 1923 as Kelsey City and renamed in 1939. It was the first zoned municipality in Florida, and it still follows its original 1920s plan.
The town counts 63 buildings left from its first settlement, 15 from the Depression years and 23 from 1941 to 1950. Most were built as homes. Their styles bring their own roofs: Mission style buildings with flat roofs behind parapets, and Mediterranean Revival houses with low-pitched red tile hip roofs.
Those two roofs fail in different places. A flat roof behind a parapet depends on drainage and on the flashing where the roof meets the wall. A tile roof depends on the underlayment beneath the tile. We repair and replace both.
More than half of the town’s homes were built before 1980, according to Census Bureau estimates.
