Your roof is not a single component — it is a complex system of integrated materials and components that work together to protect your home from the elements. The Roof Deck: Your Roof's Foundation

The roof deck (also called the roof sheathing) is the structural panel layer that covers your roof's framing and provides the surface to which all other roofing components are attached. In most Palm Beach County homes, the roof deck consists of 5/8-inch plywood or oriented strand board (OSB). Florida Building Code requires specific deck thickness and fastening patterns to meet wind uplift requirements. Underlayment: The Critical Waterproofing Layer

Underlayment is the waterproofing membrane installed directly on the roof deck, beneath the tiles, shingles, or other roofing material. Several types of underlayment are used in Palm Beach County: #30 felt paper (traditional organic felt — the minimum code requirement in some applications); synthetic underlayment (woven polypropylene — more durable than felt and provides better temporary protection during installation); SBS-modified bitumen (peel-and-stick rubber-modified asphalt — the premium standard for tile roofing, providing full self-adhering waterproofing); and hot-applied bitumen with embedded fabric (used in built-up roofing systems on commercial flat roofs). This 'eave protection' requirement helps prevent water from being driven backward under the roofing material during extreme storm events.

Flashing: Waterproofing Transitions and Penetrations

Flashing is the metal material — typically aluminum, galvanized steel, lead, or copper — used to create waterproof seals at roofing transitions and penetrations. Critical flashing locations in a Palm Beach County home include: drip edge (at eave and rake edges, directing water into gutters and away from fascia); valley flashing (at the intersection of two roof planes); step flashing (at the junction of a roof plane and a vertical wall); plumbing vent flashing (around pipe penetrations); skylight flashing (perimeter of skylight curbs); and counterflashing (sealing the upper edge of step flashing at masonry walls). Ridge and hip caps on tile roofs are traditionally set in mortar beds — a wet mix of Portland cement and sand that hardens around the tile base. Modern high-wind applications often use specialized two-component foam adhesive systems that provide superior wind resistance compared to mortar.

Soffit and Fascia: The Finishing System

The soffit is the underside of the roof overhang — the horizontal surface you see when looking up at the eave of your home. The fascia is the vertical board at the eave edge to which gutters are attached. In Palm Beach County, soffit and fascia are typically constructed from aluminum or vinyl, which resist the humidity and salt air of the South Florida climate. Vented soffits allow air circulation in the attic space, which is critical for reducing heat buildup and preventing moisture accumulation. During hurricanes, soffits can be vulnerable to wind uplift — a major soffit failure can allow wind to pressurize the attic space and potentially lift the entire roof assembly.

Gutters and Drainage

Gutters collect and channel rainwater from the roof to downspouts that direct water away from the building foundation. In Palm Beach County's heavy rainfall environment, properly sized and maintained gutters are essential. Clogged gutters can overflow, saturating the fascia and eave areas and leading to wood rot and water intrusion into the wall cavity.
